6 Steps to a JFH Build

Step 1:

Pick your homesite and style!

First, you will pick your home site!  Either on a lot or on an acreage.  If you are looking at building on an acreage, you will also need to select where on the acreage you would like to build.  Joel would be more than happy to meet you on site to help you select the perfect location!

Then you will select your home style or custom design your dream home!  Whether you already have plans for your new home or you would like to custom design your dream home, JFH will help bring your dreams to life.  The possibilities are endless!

Step 2:

Finalize your design package!  You can select one of the following options:

Option #1: Hire a professional.  JFH will recommend a designer suited to you.  The designer will take your wants and needs into consideration when designing your space.  A designer can offer value and expertise from the second the pencil hits the paper.  They will provide insights on floor plan layouts and window placements while considering the flow and function of your new home!  They take everything into consideration early on in the renovation or new build, which will alleviate future frustrations.  They also play a crucial role in any future furniture layouts and decorating. 

Option #2: Make your own selections.  JFH will provide you with a list of preferred Trades and Suppliers for you to visit to make your selections. 

Step 3:

Quote and Finance your Dream Home.  JFH will provide you with a detailed quote for your new home based on your Selections, Floor Plan and Homesite.  Once the quote is ready, JFH will review it with you in detail so we can answer any questions you may have or make the changes required to finalize your home.  If you decide to proceed with JFH, we will finalize your contract so you can take it to the bank to secure your financing, if required.

Step 4:

It is time to apply for permits and start construction, yay!  JFH will take care of all of the permits and call for all necessary inspections throughout construction.  Within weeks of stake out, you will begin to see the transformation of your dreams becoming reality!  JFH will provide you with weekly updates and schedule walk throughs with you throughout the process to keep you updated every step of the way.  There is no red tape, you are welcome to safely visit your project at anytime with a JFH representative.   JFH is available to answer any questions you may have along the way, whether it is on site, by email or over the phone.

Step 5:

Construction is complete and we’re ready to schedule your Possession Day!  On the day of Possession, we will schedule your Final Walk Through.  Our goal is to be 100% deficiency free at this point, but we will go through your new home with you in great detail to ensure everything is up to JFH’s standards.  If you’re happy, we’re happy!  Now you can officially enjoy your new dream home!

Step 6:

Sit back and enjoy your new home with peace of mind knowing that that your home comes with warranty! Although JFH only uses the best trades and suppliers, things are bound to come up with a new home, but we have you covered!  JFH provides each new home with Progressive New Home Warranty.  This includes:

- 1-year Materials and Labour Coverage

- 2-year Mechanical Systems Coverage

- 5-year Building Envelope Coverage

- 10-year Structural Defect Coverage

How much would a custom home cost?

While this is a commonly asked question, it is difficult to answer because the price is specific to the home being built. One of the factors to consider is location, whether you are building in town or on an acreage can make a difference. For example, an acreage will have additional costs such as bringing in services and building a driveway. Other factors will include the size/style of the home, the design and the finishes you select. JFH is happy to provide you with a quote that reflects your wants and needs.

I’ve gotten 3 different quotes from 3 different builders, how do I know who to choose?

Trust your instincts! Cheaper is not always better. Look at the small details. Sometimes builders will try to keep their costs down by meeting the bare minimum code requirements. This is fine if you are not expecting more, but it can drastically change the cost of building. If the quotes are drastically different, make sure to ask why! Make sure you’re comparing apples to apples.

Do I need a Designer or Architect before talking to you?

The simple answer is no. We’ve partnered with amazing Designers, Engineers and Architects in Edmonton already so that you don’t have to stress about it.

With that being said, you are welcome to use your own Designers and/or Architects if you already have someone specific in mind that you would like to work with.

How long is my project going to take?

While this is a hard question to answer, building a new home will typically take approx. 10-12 months. Each project will vary depending on the size and the details of the design. JFH will provide you with an estimated timeline for your project and we keep you updated every step of the way.
